Miroslav Vyboh’s company promising to bring innovative proptech solutions to the UK.

MiddleCap is a European-based investment holding focusing on real estate, advisory, venture capital and private equity. Southworks is the first company’s office scheme in London – a 70,000 sq ft building on Rushworth street. Their second project in the UK MiddleCap acquired in 2019 called Seal House. More than 130, 000 sq ft project is located in London City next to London bridge. The group declared when entering the UK market that their buildings are going to be bound with technology innovations and unique design features. 

This led to a partnership on Southworks project with bGrid where MiddleCap was looking for a provider for its smart building solution who could push it even further.

bGrid is a Dutch PropTech company that develops smart building solutions in the commercial real estate segment. Southworks is bGrid’s debut UK project and MiddleCap’s first development in the UK.

The platform aims to provide a solution for connecting a range of sensors with the Internet of Things in Southworks and will act as a single digital backbone to the building. Acting as the building’s “brain”, the sensors will be plugged into HVAC systems and lighting controls and will also measure other environmental variables such as density, occupancy and noise levels.

Through Southwork’s dedicated app, occupiers will be able to directly control heating and lighting to their own preferences and book meeting rooms, creating the optimum working environment. 

In this time of Covid-19, Southworks application will help in maintaining a social distance between people throughout the building. The platform is also future-proofed, being flexible enough to incorporate changes to the internal layout or technological upgrades.

Middlecap acquired the Southworks project in 2018, the architecture of the building is designed by SPPARC Architects. The building has a total of seven floors; this architecture is inspired by the warehouse aesthetic achieved through many high-quality design and specification details, including a double-height entrance with handcrafted Italian glazed bricks.
